Buying a Furnished Flat? Ten Things to Check First

Furnished flats are increasingly popular in Kolkata, especially in New Town and Laketown. They can save you months of interior work, but it pays to look closely before you commit.

Our ten-point checklist

  1. Get a written inventory of every item included in the price
  2. Test all appliances — air conditioners, geysers, fans and lights
  3. Inspect the kitchen — cabinets, hinges, chimney and plumbing
  4. Check wardrobes and beds for damage or termites
  5. Look for damp on walls, ceilings and behind furniture
  6. Check balconies — railings, drainage and waterproofing
  7. Verify electrical load for the appliances supplied
  8. Confirm ownership documents and any outstanding dues
  9. Ask about maintenance charges and society rules
  10. Visit twice — once in daylight and once in the evening

Is a furnished flat worth it?

If the furniture is in good condition and suits your style, it can be excellent value. If you plan to redesign everything, an unfurnished flat may be the better choice.

Value the furniture realistically — not at what it cost new, but at what it would cost to replace with similar quality today.
